Magnolia Properties is a real estate investment and development firm founded by third-generation developers Lance Knapp and Bryan Reed, who bring over 35 years of combined experience to the company. Specializing in value-add projects, the firm focuses on adding additional units to underutilized properties in premier, supply-constrained Southern California locations. With over $2 billion in combined transactions and project experience, Knapp and Reed have honed their expertise in zoning laws, full-cycle development, and transforming properties to achieve maximum value.

Co- Founder
Lance Knapp is a founding principal of Magnolia Properties with broad experience in value-add and development projects. Mr. Knapp is a specialist in acquisitions, project management, property and asset management, capital markets, and financial analysis. He began his career at the prestigious real estate investment bank Eastdil Secured, where he worked on over $1.5 billion in transactions. While at Eastdil, he obtained his real estate license in 2014 and began purchasing his own value-add multifamily real estate.
He then joined Griffin Capital, working on over $250 million in value-add and development projects while managing a portfolio exceeding $1 billion. Since 2018, he has been a Partner at Arrimus Capital, where he has overseen over $475 million in multifamily and residential value-add, entitlement, and development projects. Mr. Knapp graduated from the New York University Stern School of Business with a major in Finance.

Co-Founder
Bryan Reed obtained his real estate license while attending Cal State Fullerton, where he graduated with a degree in finance. He began investing in multifamily housing projects near his alma mater, focusing primarily on student housing. In 2000, he obtained his broker's license and started his own brokerage and investment company, which quickly expanded across multiple states. Bryan continued to develop value-add projects in the residential and multifamily sectors for himself and his clients.
In 2011, he became a licensed General Contractor, gaining control over projects from the ground up. By maintaining a tight schedule of material and labor tasks, he completed projects faster and with higher quality at lower costs. Bryan has been involved in hundreds of residential and multifamily projects, earning respect for his experience, knowledge of the real estate and financial markets, and his field skills. He is known for his high level of integrity, transparency, and unmatched work ethic.
